Your ADU Site Assessment: What to Expect & How to Prep in Portland

Thinking about an ADU in Portland? That site assessment is really the first big step, the one that sets everything else in motion. So, what actually happens during it? How can you get ready? And, maybe most importantly, what should you be asking your contractor?

So, you're thinking about building an ADU. That's awesome! It's a big step, and the very first thing you need to tackle — even before you start dreaming up floor plans — is a proper site assessment. You can't just plop a new structure down anywhere, especially not here in Portland with our unique zoning and sometimes tricky soil conditions. A good site assessment really sets the stage for everything else.

What's a Site Assessment, Anyway?

Think of it as a deep dive into your property's potential and limitations for an ADU. It's not just someone walking around your yard for five minutes, you know? It's a comprehensive look at all the factors that will impact your build, from the design to the budget to the timeline. We're talking about:

  • Zoning and Permitting: What can you actually build on your lot? How big can it be? Where can it sit? What are the setbacks? This is huge in Portland, as rules can vary even block by block.
  • Utilities: Where are your sewer, water, electrical, and gas lines? Do they have enough capacity for an ADU? How far do we need to run new lines? This can really drive up costs.
  • Topography and Drainage: Is your lot flat, or do you have a slope? How does water drain? We get a lot of rain here, so proper drainage is critical, especially if you're in an older neighborhood like those in Southeast with established trees and less-than-ideal drainage.
  • Access: How will materials and equipment get to the build site? Is there enough room? This impacts logistics and, yes, cost.
  • Existing Structures: How does the ADU fit with your main house, garage, or other outbuildings?
  • Trees: Are there protected trees on your property or your neighbor's that could impact construction or require special permits?

It's all about finding potential roadblocks and opportunities early on, so you don't get hit with expensive surprises later. Nobody wants that.

The Timeline for a Site Assessment

This isn't a long, drawn-out process itself, but it's the gateway to everything else. Typically, once you've connected with a contractor like Mighty ADU Company, we can usually schedule an initial site visit within a week or two, depending on our schedule and yours. The actual visit might take anywhere from an hour to a couple of hours, depending on how complex your property is and how many questions you have.

After the visit, your contractor will take a few days to a week to compile their findings, do some preliminary research on your property's zoning, and put together a proposal or report. So, from first contact to getting some solid answers, you're usually looking at about two to three weeks. It's a quick turnaround for such critical information, wouldn't you say?

How to Prepare for Your Assessment

You can make this process a lot smoother and more productive by doing a little homework beforehand. Don't worry, it's nothing too crazy:

  • Gather Documents: If you have a property survey, a site plan, or even old blueprints of your house, dig them out. These are incredibly helpful.
  • Think About Your Goals: What do you want the ADU for? Rental income? Family? A home office? How many bedrooms/bathrooms? Having a general idea helps us guide you on what's feasible.
  • Identify Your Utilities: Know where your main sewer cleanout is, where your water meter is, and where your electrical panel is located. Knowing where the main lines enter your property gives us a huge head start.
  • Walk Your Property: Take a good look at your yard. Are there any areas you definitely want to build in, or definitely avoid? Any mature trees you want to keep? Any drainage issues you've noticed during our rainy season?
  • Make a List of Questions: Don't be shy! This is your chance to pick our brains.

The more information you can provide, the more accurate and useful our assessment will be.

What to Expect During the Process

When we show up, we'll walk the property with you. We'll be looking at everything we just talked about: slopes, existing structures, potential utility tie-ins, access points, and the general lay of the land. We'll take measurements, photos, and notes. We'll also ask you a lot of questions about your vision for the ADU, your budget considerations, and your timeline. It's a conversation, not just an inspection.

We'll talk about setback requirements, potential challenges with trees, and how we might connect to your existing sewer line. Sometimes, we might even need to call in a specialist like a surveyor or an arborist if there are specific concerns, but that's usually a later step. The initial assessment is about getting a clear picture of what's possible.

Questions to Ask Before Signing a Contract

Before you commit to a site assessment, or any service, with a contractor, you should always feel comfortable asking questions. Here are a few I'd recommend:

  • What exactly does your site assessment include? Make sure you understand the scope of work. Will they research zoning? Look at utilities? Provide a written report?
  • What's the cost of the assessment, and is it credited back if I move forward with you for design/build? Many contractors, including us at Mighty ADU Company, will credit the assessment fee back if you hire them for the full project.
  • How long will it take to get the results or a proposal after the assessment? Get a clear timeline.
  • What happens if the assessment reveals major issues? Will they help you understand your options, or just tell you it's not feasible?
  • Can you show me examples of ADUs you've built on similar lots or with similar challenges? This gives you a sense of their experience.
  • Are you licensed and insured in Oregon? Always, always ask this.

A good contractor will welcome these questions and answer them clearly. It shows you're engaged and serious about your project, and that's exactly the kind of homeowner we love working with.

Getting this initial site assessment right is probably the most important step you can take. It saves you time, money, and a whole lot of headaches down the road. Don't skip it!
